Chineham Business Park, managed by Patrizia, were looking to lease one of their large commercial offices to a new tenant on a 15-year term and wanted to understand the condition and lifecycle liability of the offices.

As they were also to be responsible for the landlord services, they needed to procure a new M&E maintenance contract to realise cost savings and other related benefits for the tenant.

Inteb worked closely with Patrizia, then MEPC, and undertook a comprehensive condition appraisal of all M&E services, water and drainage, considered statutory compliance and produced an asset register and 10 year full lifecycle analysis.

By focusing on advising on both immediate upgrade requirements and the timing of future plant replacements, Inteb’s lifecycle programme identified clear cost estimates, valuable to both capital and lifecycle plans.
