AXA IM Real Assets is the largest real estate portfolio and asset manager in Europe, with €66 billion of assets under management in June 2016. Their core real estate business is focused around a 360 degree view of real assets including direct property and infrastructure as well as listed equities, private and listed debt. They aim to provide a thorough understanding of relative value in real asset markets and the ability to optimise management of cycles.

Selected AXA managed assets have been involved in a demand side energy management programme since 2011, operated by Inteb MS and Capita Environmental Consultancy.

The formal energy management programme was set up across selected large energy consuming assets and incorporated into corporate energy policy with the aim of managing and reducing energy consumption, minimising the impact of CRC costs and improving the operational efficiency of the selected assets. The success of the programme has been helped by a high level of communication between AXA Asset Managers, Managing Agents property management teams and on-site building management and maintenance teams.

Key Points

Over 6 years of working with Inteb MS and Capita as part of the Energy Manager Programme, AXA IM Real Assets managed assets have been able to:

  • Benefit from a formal Energy Management Programme, from energy policy & strategic direction guided by the
  • AXA IM Real Assets energy & CRC steering group committee
  • Identify, plan and manage energy efficiency opportunities at managed assets as part of the formal programme
  • Engage with property managers and occupants in relation to energy efficiency improvements and feedback on progress at focus properties
  • Achieve cost savings in excess of £100,000, equivalent to a reduction of over 1,811 tonnes of carbon dioxide
  • Achieve improvements in the energy efficiency of managed assets, as a function of energy used per occupied floor area
  • Monitor and drive down year on year CRC allowances and costs at property and fund level
  • Plan and forecast annual energy and CRC budgets with greater confidence

Our work with Inteb MS on the UK Energy Management Portfolio shows that sustainability can add value to existing buildings and for their owners and occupiers. We have achieved our initial aim of reducing energy consumption while achieving cost savings in the service charge.
